If you’re planning on selling your home or you are in renovation mode, here are some sure-fire ways to add value to your home to either sell or love the place you live in. We don’t want to give you tips on renovations that would be incredibly costly, so the tips below are all based on in-expensive ways to add value to your home.

A fresh lick of paint
This is an obvious one but nothing says ‘wow’ more than fresh paint.
We do suggest white walls, they really do help to brighten up but also make your place feel spacious and clean. Coloured walls are fine, it comes down to your preference here, however if you are selling your home, the safest option is white walls, if you are planning to renovate and stay then choose whichever colour you prefer.
Painting tip – don’t try and do this all in one go. Painting takes time and we suggest you do one room at a time to make sure that you’re not rushing and making each room as perfectly painted as you can.

Saving space
We think this idea is the one that will increase your value the most. No one wants to move into a home that is pokey and small. It’s all about space and making the most of the place you have. The majority of us don’t live in mansions, and in reality, we live in smaller homes, so how do you create more space?
Introduce sliding doors to replace hinged doors where possible. An example of this would be to create more space in your bathroom where typically the door will take up a big space in your room, you can install a hidden or seen sliding door that is both secure, looks good and give you space back.
Replacing your wardrobe hinged doors with sliding doors will also do the same thing. Giving your bedrooms more space back to allow the rooms to breathe, feel bigger and more spacious.
To make your sliding doors seamless, you need to make sure the sliding closet door rollers are set to last, are secure, can handle many opens and closes and most important, are quiet and move effortlessly. At the same time, making sure the rollers for wardrobe doors are installed securely and properly to open the right way, which is usually away from the door and facing the back of the room.

Bathroom
Bathroom renos can be expensive but they really do elevate a home. Our biggest money-saving tip here is rather than doing a whole new layout, keep as is and just get new fixtures and fittings. You really can get a quick lift by just replacing the toilet, sink, and tapware.
If you want to save further money, rather than getting new tiles you can paint your existing tiles. There is gloss paint to give it your tile feel so it doesn’t come across as wall paint on tiles which is a big no-no. If you are not handy with the paintbrush we would advise getting someone with skills to do this task.

Entrance
First impressions last, so making the entrance a feature piece will always leave a lasting impression on your guests or potential new homeowners. Get a new welcome mat, update the door, you can paint the door to give it that fresh feel and if your entrance has room for furniture make sure it’s not cluttered, it’s clean and warmingly invites your guests in.

Floors
Floors can easily be damaged, so getting new floors can seriously improve the house’s feel and vibe. Right now the wide timber flooring is all the rage and these are quite easy to install. By that, I mean getting floating floorboards not actually ripping up and adding new floors. If you have that budget, then yes, do that, but if not floating floorboards are great and look fantastic.
If you rip up old carpet and find old dirty floorboards underneath, mix up a solution of boiled linseed oil, turpentine and white vinegar in equal parts and test a patch with a lint-free cloth to clean and feed the timber. If the wood looks good, you may have unearthed a gem.

Kitchen’s sells houses, so this one is VERY important if you are looking to sell your home.
An affordable option would be to add in new cupboards and handles, this should instantly give your kitchen a new look and feel.
